A Must Have BEFORE You Sign a Lease – Tips Post COVID — Coffee Sales Skyrocketing

I bought this book and several others before I opened a coffee shop a few years ago. I am returning to re-read this (just did) because these author’s lay out many pivotal points. Yes, slightly put off by the UK style of writing and reference to the British Pound but so many observations other books did not cover…this is a must have. The author’s are writing from coffee shop experience and even have “Types” of customers down to a tee. I found that section amusing. Very enjoyable read. Anyway by Kindle page 11 I knew this book was worth it!!! Just what was said right there – was worth it. *I do not know these authors.2020I own Flavor Laboratories and one thing we flavor are coffee beans – so naturally my coffee shop became my test kitchen. But I knew little about coffee shops or what to expect back then. Covid19 caused a HUGE demand for my coffee roasters globally and flavor for the beans because millions of people are working from home and no longer getting “free” company coffee! I found this mind blowing circa April 2020 and I feel there is no better time to endeavor in the coffee world. Consumers want to “experiment” and re-think their daily coffee. Coffee is only second to oil as a commodity in demand and why I have always kept coffee in some manner – in my portfolio. I feel coffee will be barter material also if the currencies begin to flail.Without being a “spoiler” I can stress Chapter One in this book is pivotal. The wrong landlord/lease could be your only mistake (but a bad one.) If they see you making money, your lease could go way up upon renewal – or they could decide the landlords ‘wife’ suddenly wants a coffee shop [in YOUR space] or they could put someone who boils collard greens next to your unit (this DID happen to me!) Collard greens stink in case you did not know it…so I would be WEBSITE heavy in my investments so that you retain your customers even if brick and mortars fail or have to be moved. “The intangibles.”Hiring as been very hard in 2020 so probably the only big issue most books like these would not know when written. I can also say “roasting” is a whole different ball game and I opted not to roast at my shop because of all the dust and heat. This book does not get into roasting – which is fine by me.The way I have have always hired is to go into a big place like Walmart, ask a staff a few stupid questions and if they keep smiling and answering..and trying to problem solve for me — I usually figure out if they have been there long term or just short term. [Short term is open game] If I like them I pay them twice as much and train them well. Your only as strong as your weakest link and staff being happy is EVERYTHING for brick and mortars. No one wants to see faces changing. Invest in your staff.Oh, last thing. CHECK YOUR WATER SOURCES! I never thought to test the water coming from the space I was first wanting to rent a space for a coffee shop! When I did, it was the worst and unfixable due to ground saturation, old pipes, yada yada so I went to distilled water to rule out everything and provide a great tasting cup of coffee. What was in the water allowed me to break the first Darth Vader lease. If you spend years attracting a spouse, why would you spend one day to get to know a landlord? I usually pull the county records to see if they love taking first, last and deposit from a new face every month.

UK Perspective on Opening a Coffee Shop

I decided to read this book as three coffee shops recently opened in my community, two run by the parents of former students and the third by a former acquaintance. Having worked in retail I was curious. Why open now? What kind of training is necessary? What kind of equipment? What are the challenges in dealing with the public? How do you deal with restrooms? It goes on and on. This book answers these questions from a UK perspective, providing useful forms and checklists where appropriate. Recommended!

The answer to the barista who thinks they could run things better

Good god, there’s a lot to think about with running your own shop. This book breaks down all the basics and then summarizes, then summarizes again. Great, useful read for small business retail operators.

Fun and Informative but some resources are not quite right

This book was fun to read. I like the idea that they offer a large collection of resources to help you “digitally” get off the ground. However, I have noticed some errors in the spreadsheets and would like to give some feedback on the formulas. For example, the Breakeven Analysis uses incorrect “blank” data from the first tab making the profit calculations inaccurate. I would love to know where to email to correct and help others wanting to use them.

    Okay

Good book if you plan to start a small coffee shop, but it seems like this book could be applied to any retail business. It does not answer the question of what makes great coffee and where is the industry going. Still, I could see it as an essential checklist type book for first timers. Thanks to the author for imparting your experience.

Good advice for opening and running a coffee shop

A great book, full of practical advice and tips from people who have been there and done that, and made a success of it! If you’re thinking of opening a coffee shop, then you should definitely read this book, even though it is written in the UK it would apply to USA too. It will help you avoid a lot of costly mistakes and make a success of it much quicker than if you did it without this book.

A lot of good points to be mindful of

Good book which the principles apply here in the USA. Taking the time to understand your customer types should be a key idea behind understanding the location you choose. Applied to my immediate local vicinity, I can understand why there are not coffee shops but rather pizza and burger places fit the warm weather and tourism mentality.

    Some useful information, but…

Some useful information was provided, but it was much more of a general overview than I would have liked. Would have really liked to have been exposed to financial/accounting dynamics of how to actually price items, as well as HOW to actually be profitable and remain open. Good information nonetheless.

    Not Relevant, Seems Outdated

I did not find this book very helpful at all. It seems outdated. Unfortunately, it’s written by British authors and isn’t relevant to the location I’m considering. It also contained a handful of typos. I’m returning it for a more current book.

Tons of really good information here

Tons of really good information here. I’ve worked in shops for years and thought I understood a lot about the business but this book really opened my eyes to all the non-coffee-related stuff that goes along with operation a business that I never would have thought of on my own.One thing that’s been driving me crazy is the pricing and food cost section. The authors state that 15% food cost on beverages is needed to run a successful business. I’ve met with some roasters lately and I know how much good. fresh coffee goes for, even at wholesale prices. Other than charging $6 for a 12oz latte or $3 for a 16oz drip, I can’t even get close to that number. 22% is about the best I can do with any reasonable projections. How are you guys getting these numbers? Are you using Folgers and Cafe Bustello in your shops?
